Plot passports – Studio Jet Tillmann – 2024 completed

Studio Jet Tillmann regularly collaborates with area developer VanWonen on the early phases of area development, including feasibility studies, building optimizations, spatial frameworks and tender visions. For VanWonen we created plot passports and volume studies for several plots in the new neighborhood De Tippe in Zwolle. This area will eventually comprise around 1.300 houses, of which several plots will be developed by VanWonen.

The urban development plan for De Tippe was created by Buro MA.AN, commissioned by the municipality. Their plan formed the basis for our work. Using this framework, we translated the urban vision into plot-specific guidelines. which we used as the basis for the plot passports that we made.

Studio Jet Tillmann was responsible for the plot passports of nine plots, which consists of in total 176 houses. The image above shows two of them, known as Fijneburen, which include 46 homes.

In close collaboration with VanWonen’s project developer and sales manager, we carefully integrated the intended program and spatial qualities in the volume studies and plot passports. We gave a framework for the architectural quality of the specific plots, so the architect had a clear spatial context and direction to design the houses.
